
Superflex Multifamily Housing
Out of 358 submissions, SuperFlex received special recognition in cityLAB-UCLA's Small Lots, Big Impacts competition, one of fourteen entries from Los Angeles to be recognized.
SuperFlex reimagines Los Angeles's sprawling urban fabric with a compact and flexible housing typology tailored for the city's irregular lots. The proposal includes four townhomes and one ADA-accessible ADU, structured under a Tenancy-in-Common ownership model. A narrow building footprint allows for abundant natural light, cross-ventilation, and a generous shared courtyard. The shared lobby flows directly into that courtyard, creating a flexible space for gatherings, shared activities, and neighborhood engagement. Street-facing windows reinforce visual connection to the city and create dynamic interior lighting throughout.
The units are designed to accommodate individuals, families, and multigenerational households equally. Flexible layouts and indoor-outdoor rooms open to private balconies, supporting live-work lifestyles and Los Angeles's open-air culture. Parking garages are convertible, useful now for families or storage and adaptable as the city's transit infrastructure expands.
The project is designed for both a by-right three-story version and a four-story alternative enabled by SB10, balancing flexibility with contextual sensitivity in a low-rise urban environment. SPEEDBOAT advocates for the four-story option as a modest and appropriate response to the city's urgent need for housing density, achieving greater supply without altering unit count or disrupting neighborhood scale.
Sustainability is embedded throughout: fire-resistant materials, passive house strategies, low-impact development standards, drought-tolerant landscaping, and eaveless roofs. A durable tile facade with stucco and aluminum accents allows for prefabrication and efficient assembly, with short structural spans enabling rapid construction using modular light-gauge steel, CLT, or conventional stick framing.
